OVERALL BUILD COSTS:

For reference, total build costs for Teak Bali Prefab Homes on the Big Island of Hawaii range from $320 – $650 per foot square (ft2) or $3,200 – $6,500 per meter square (m2). The total build costs for Teak Bali Homes are broken down into the following 3 categories:

1. INDONESIAN MANUFACTURING COSTS:

Teak Bali Indonesia based pre-fabrication costs for single story structures range from $115 – $300 per ft2 or $1,150 – $3,000 per m2 dependent on the foot print size and configuration of your design(s).

2. RE-ASSEMBLY COSTS IN COUNTRY OF DESTINATION:

These costs can vary widely depending on location as well as foundation requirements. The re-assembly costs include all civil works (foundation and septic), re-assembly of the Teak Bali hardwood skeleton, Hardwood doors & windows, Hardwood flooring/decking/siding, roof finish and electric and plumbing.

For reference, re-assembly costs in Hawaii may vary between or $175 – $600 per ft2 or $1,750 – $6,000 per m2. This range takes into consideration various factors including:

  1. Size and footprint of the structure:
    • Smaller structures yield higher re-assembly costs per ft2/m2
    • Two Story structures cost more than Single Story
  2. Design style (More interior walls will drive up ft2/m2 costs)
  3. Foundation requirements dependent on topography of the lot.
    • Building on flat lot is more cost effective then building on an incline or a dropoff.
    • Inclines or drop offs may require larger/longer piers or the use of retaining walls.
  4. Location to location cost fluctuations (Homes are more expensive to fabricate per ft2/m2 in St Kitts compared to Florida).

3. SHIPPING COSTS:

Between $20 – $40 per ft2 ($200 – $400 per m2) dependent upon the port of call and size and weight of the actual end product ordered.  Shipping costs are provided exactly as is from the International freight carrier and Indonesian cargo agent, Teak Bali adds no extra surcharges or fees for the logistics phase of all projects. Due to current global supply chain issues, shipping costs are presently increasing and remain unstable.

INCLUSIONS/EXCLUSIONS:

It is possible to use tropical hardwood materials throughout the interior and exterior of our Bali Prefab Homes or to mix and match our Hardwoods with conventional building materials.

We offer options for single or double-skin Hardwood Siding, Hardwood Flooring/Decking as well as Hardwood Doors and Windows are an option chosen by the majority of our clients. We can tailor this itemization according to your explicit project requirements determining what is sourced in Indonesia and what is sourced in the country of destination depending on what is more cost effective. We can furnish upon request Teak Kitchen Cabinetry, bathroom vanities, Furniture, door and window hardware and even a Bali Style Gazebo for the garden.

PAYMENT TERMS:

  • 70% down‐payment
  • 15% upon erection of posts and floor structure
  • 15% upon completion of pre‐assembly
  • Shipping costs are due as they arise

FINANCING AND LETTER OF CREDIT (LC) POLICY:

Teak Bali does not offer our clients financing options. Since the Teak Bali manufacturing facility is based in Indonesia, no foreign bank from the USA, Australia or Europe currently has facilities to bond overseas factories. Therefore Teak Bali clients will not be able to apply for typical Construction Loans for the Pre-assembly portion of their projects. All Teak Bali clients are required to seek private financing options or ther income sources to fund their projects.

Teak Bali payment policy is to not engage in Letter of Credit payment arrangements.
